This is a serious business for an experienced publican. The ‘Music Bar / Café’ occupies 330 square metres over two floors and is situated beside the sea in the centre of what may be described as a triangle of the hottest night spots on the island.

There are, in fact, two bars included in this business as there is a large bar which is open on the ground floor and a further bar in the basement, all set up as a cabaret bar but not currently open. (A previous owner ran a lap-dancing bar in the basement so there is an extra-wide bar built to support the dancers, with a changing room just behind the bar.)

On the ground floor the bar occupies most of one side of the building, with a large stage – fully lit - at the far end and dark wooden furniture on a rustic, tiled floor. Inside there’s seating for around forty and also plenty of standing room. In addition sixty people can sit on the sunny terrace outside (approx 40 square metres) enjoying views of the sea and the promenade.

The top bar is air-conditioned with an extraction system and has a much-coveted music licence until 2.30 am.

It was intended to develop the business by setting up downstairs as a cabaret bar. It is completely equipped and could be up and running in no time. Unfortunately the owners have come to a parting of the ways and have never opened the cabaret bar.

At present there is no kitchen but one was planned at the top of the stairs to the downstairs bar. The new owner could choose whether to fit this kitchen (most of the equipment is on-site waiting to be installed) or instead to create a separate entrance to the downstairs bar.

COMMENT:

Daily takings for the upstairs bar are reported as 500€ at the quietest times and well over 1,000€ during busy times. So obviously there is scope for huge expansion here and it is not often we find an opportunity like this at such an affordable price.
